New Jersey News: New Jersey Adopts IBC 2015 Building Codes

On September 21, 2015, the State of New Jersey adopted the 2015 International Building Code (IBC 2015). Compliance on all new applications is required following a six-month grace period ending on March 21, 2016.

Below are the applicable codes in each field.

Building

  • International Building Code (NJ Edition) 2015
  • NJ Rehabilitation Subcode, NJUCC Subchapter 6 (Updated Yearly)
  • International Residential Code (NJ Edition) 2015 (For One- or Two-Family Dwellings)

Fire

  • International Fire Code 2015
  • International Fuel Gas Code 2015

Mechanical

  • International Mechanical Code 2015

Electrical

  • National Electrical Code (NFPA 70) – 2014

Plumbing

  • National Standard Plumbing Code 2009 (Unchanged)

Energy

  • International Energy Conservation Code – 2015 (For Residential)
  • ASHRAE 90.1 – 2013 (For Commercial)

Accessibility

  • Barrier Free Subcode – Chapter 11 of IBC NJ/NJAC 5.23-7 (Updated Yearly)
  • ICC/ANSI A117.1-2009

Elevator

  • NJAC:5.23-12 (Updated Yearly) and the ASME Standard

Any applications filed before the end of the six-month grace period can comply with either the 2009 or 2015 building codes, but not both. If an application is filed under the 2009 Code, it would need to file a variance to apply allowances under the 2015 Code.

Milrose will provide additional information in the coming months to help prepare our clients for major changes that may affect applications filed on or near the end of this grace period.
