New Sidewalk Shed Permit Rules Are Coming. What You Need to Know

Sidewalk sheds have long been a familiar part of the New York City streetscape. For many buildings, they become background infrastructure—installed, permitted, and quietly renewed while projects move forward.

That’s about to change.

Beginning January 26, 2026, the NYC Department of Buildings will introduce new rules that fundamentally shift how sidewalk shed permits are handled. What was once a relatively passive renewal process will now require active, ongoing compliance throughout the life of a project.

In other words, sidewalk sheds are no longer “set it and forget it.”

The Big Shift

Under the new rules, any sidewalk shed permit issued or renewed on or after January 26, 2026 will:

  • Expire every 90 days
  • No longer auto-renew in DOB NOW
  • Require a $130 renewal fee each time

Permits issued before that date will continue under the prior framework, but once a permit enters the new cycle, every 90-day period becomes a real compliance moment. A missed filing is no longer a minor administrative hiccup—it can trigger lapses, violations, and site disruption.

For many owners, this will be the first time a sidewalk shed becomes an actively managed compliance item rather than a background task.

There is also a new layer of verification for certain properties. For 3-family and “Other” building types, applicants must now confirm whether the shed is tied to New Building, Enlargement, or Demolition work and that a permit for that work is in place. That adds another coordination step to each renewal.
