The Amalgamated Housing Cooperative is a pioneer cooperative housing complex. Originally built from 1927-1930, with additional construction in the 1950s and 60s, the development was a success, spawning 40,000 more units in the city.
The exterior restoration involved rebuilding masonry and stucco façades, chimneys, and peaked dormers with wood framing, waterproofing, and slate roofing to match the original design. Challenging hidden conditions discovered during inspection included a beetle infestation leading to the replacement of wood joists and parapet details. Our team also replaced concrete curbs for 200+ balconies and developed QA/ QC standards to ensure they surpassed DOB requirements. Repairs were phased to accommodate future budgeting.
HLZAE performed a comprehensive assessment of building systems, including electrical, and proposed an electrical capital plan.
