Alteration Reviews

Milrose provides alteration reviews for co-ops, condominiums, landlords, and commercial buildings when an owner, shareholder, or tenant wants to renovate their space. Our priority is to preserve the integrity of the building by holding design consultants to a high standard and ensuring the long-term performance of the property. The review provides detailed comments based on submitted documentation from the unit owner’s consultants, addressing how the proposed scope of work may negatively impact the existing building structure and building systems.

We confirm that all proposed work complies with applicable Alteration Agreements, DOB and LPC requirements, and any other governing agency regulations. Our multidisciplinary team brings extensive experience across architectural, structural, mechanical, electrical, plumbing, exterior, and window replacement and renovation work. This breadth of expertise allows us to provide a comprehensive review that helps avoid future issues. We require specific documentation for all aspects of a project to ensure an accurate analysis, and we make every effort to assign the same reviewer throughout the process to maintain consistency and familiarity with the building. Each round of reviews is completed within seven business days.

With years of experience performing alteration reviews, Milrose proposes solutions that are in the best interest of the building. We do our due diligence to catch potential problems before they happen. The Board and Building set the rules, we enforce the rules, and the shareholder must comply with the rules.

Consider Alt Reviews From the Start

A majority of a building’s lifetime energy costs are determined by early design and system decisions. Energy auditing and analysis give project teams the data they need to make smarter choices to help reduce operational spend, improve performance, and avoid costly corrections later.

Still have questions about Alteration Reviews?

What is an alteration review for a co-op or condo renovation?

An alteration review is a formal evaluation of renovation plans for co-ops, condos, and commercial buildings to ensure the proposed work complies with building requirements, protects shared systems, and meets local regulations.

Yes, most co-op, condominium, and commercial renovation projects require an alteration review before construction begins to ensure compliance with building policies and approval from the board or property management.

A building alteration review typically requires detailed architectural plans, engineering drawings, and a clear scope of work so reviewers can assess structural impact, system changes, and code compliance.

The alteration review process timeline can vary, but initial reviews are often completed within a few business days, with additional time needed for revisions, resubmissions, or board approvals.

An alteration review helps prevent construction delays, building code violations, structural conflicts, and damage to mechanical, electrical, and plumbing systems by identifying risks before work begins.

Milrose provides expert alteration review services for co-ops, condos, and commercial properties, ensuring renovation plans meet building requirements, comply with regulations, and move through the approval process efficiently.
