The Mayfair Towers underwent a major upgrade to its upper chiller plant, starting with the removal of two steam absorption chillers that previously utilized steam from the building’s boiler plant. In addition, the project involved replacing the condenser water pump, dual temperature distribution pump, and swing pump. The new system installed two condenser water pumps and two dual temperature distribution pumps, all equipped with Variable Frequency Drives (VFDs), resulting in enhanced redundancy, improved efficiency, and extended longevity over the original equipment.
The old steam absorption chillers were replaced with advanced Multistack electric modular chillers, arranged into two chiller banks. These units provide significantly higher cooling capacity without requiring steam from the boiler during summer months, boosting efficiency by a factor of four compared to the previous system. The modular design allows the chillers to match the exact required load through staging, preventing unnecessary energy use and allowing for maintenance without shutting down operations. Furthermore, the implementation of electrically powered cooling qualified Mayfair Towers for Con Edison’s Beneficial Electrification credit, earning over $120,000 in rebates while also reducing the building’s carbon footprint.
