Private Provider Services are available for both new construction and existing buildings. Coverage applies to a wide range of project types across commercial, residential, and mixed-use developments.
Can a Florida municipality refuse to accept private provider results?
No. It is an owner’s right to utilize a private provider for plans review, inspections, or both, provided the private provider is properly registered within the municipality. Florida law states “Notwithstanding any other law or local government ordinance or local policy” meaning despite any local government ordinance or policy, an owner may choose to use a private provider.
Does using a private provider reduce my permit fees?
Yes, in most cases. Under F.S. 553.791, if an owner or contractor retains a private provider for plan review or building inspection services, the local jurisdiction must reduce the permit fee by the amount of cost savings realized by the local enforcement agency for not having to perform those services. For commercial projects specifically, F.S. 553.791(2)(d) sets a 25% fee reduction when a private provider handles part of the qualifying plan review or inspection work, and 50% when they handle all of it.
