Milrose Consultants provided full permitting, code consulting, and tenant coordination services for One Vanderbilt, a 77-story mixed-use skyscraper in Midtown Manhattan. As the sole permit expeditor for this landmark project, Milrose managed all NYC Department of Buildings approvals, complex zoning reviews, and more than a dozen tenant fit-outs within an aggressive 48-month construction schedule that included the COVID-19 pandemic. Our team led biweekly coordination meetings with multiple city agencies to streamline approvals, secure critical foundation permits, and resolve complex energy code and zoning objections. We also managed $250 million in mandatory Grand Central Terminal transit improvements while ensuring uninterrupted service to one of the nation’s busiest transportation hubs. By maintaining proactive communication and strategic project oversight, Milrose obtained essential construction designation during the pandemic, achieved zoning approval within three months of DOB review, and delivered early permitting that resulted in significant time and cost savings. The project was completed on schedule and in full compliance with all city requirements, exemplifying Milrose’s leadership in NYC building compliance and expediting services.
