105 West 13th Street

105 West 13th Street is a 16 story, 98-unit, post-war red brick co-op on a landmarked, treelined block in the best West Village location. A young, professional couple had been living in a 1-bedroom Co-Op but were frustrated with the apartment’s outdated, non-functional layout.

For this project, HLZAE performed a complete gut renovation which included: planning, design, engineering, an energy analysis, permits, management companies, building boards, inspections, commissioning and contractors.

Rather than letting the complexity of the project dissuade them from creating the apartment of their dreams, they contacted HLZAE to understand what would be required to completely open up the space, take back wasted square footage, and give the interior finish-out the feeling of new construction.
